Situation

This development near downtown Houston is surrounded by green space and opportunity. Nestled between Memorial Park and Buffalo Bayou Park, it is a beautiful property designed to lure upscale buyers from their single-family homes. Of course that means addressing their desire for large floor plans with privacy, outdoor space for entertainment and gardening, and pet-friendly surroundings. Other challenges included a busy street location that had been the site of a failed development, some obscured views and neighborhood resistance to the project. The building was designed to address these challenges.

Strategy

42 homes starting at $1.6 million

Spacious floor plans featured lush terraces with outdoor kitchens and pet potty areas. Private garages and multiple elevations enhanced privacy. Walkability to the parks was promoted. Plus the planned building height was lowered to garner the support of the neighborhood. 

Results

Presale goals were achieved within nine months. Overall, the property has set a new standard for luxury indoor-outdoor condominium living and privacy.
